US Title Abstract

An Owner and Encumbrance (O&E) Report produces the title of a given property from the time that the current owner acquired it to the present time. The process entails searching by various methods to retrieve property related documents which are filed in County land records. Open mortgages and liens associated with the owner and/or subject property, that were recorded after the current owner's acquisition of the property, will appear on the report. Judgments against the owner that fall within the state's statute are also reported.

A Two Owner Title Search produces a report of a given property going back two owners in the chain of title to the present time. The process entails searching by various methods to retrieve property related documents which are filed on the public land records. Open mortgages, liens and judgments associated with the subject property under the current owners, as well as the individual(s) who owned the property immediately prior to them will appear in the report.

A Full Title Search is usually completed must be searched back at least 30 years Chain of Title, A full search will also include easements, covenants, conditions, and restrictions (CC&Rs), agreements, and maps that will affect the property in question.

A foreclosure guarantee is a type of report (e.g. trustees sale guarantee, judicial foreclosure guarantee and litigation guarantee) that is used mainly for foreclosing an encumbrance (or a lien) in a certain property. The title searcher will perform a full coverage search to the property in default and a search for the addresses of the lien holders to the property in default. The addresses will be used for sending copies of the notice of foreclosure letters (such as notice of trustees sale, etc.) to the lien holders to the property in default.
